Return on Investment Case Study…
Holiday Inn Express Southwark
This London hotel is in such a central location with a high number of guests due to its proximity to an array of London landmarks such as the Tate Modern, the notorious Globe Theatre, the iconic St. Paul’s Cathedral, The Shard, Borough Market and many many more. This hotel has a noticeable focus on sustainability and investing in becoming greener with their green wall of plants, a natural way to reduce air pollution. Their focus on energy efficiency acted as the impetus to complete an LED lighting project and we were thrilled to be able help them on their sustainability journey. This project included a site survey focusing on back-of-house areas such as offices, the boiler room, corridors and the staff canteen. We also surveyed and supplied bedroom lighting. Our clients at Holiday Inn Express Southwark made use of the optional 10% contingency cost that we can include in project costs to reduce any unwanted surprises and to remain on budget. This meant that the likelihood of success was much greater, and it certainly paid off.

Spotlight On…
Bedrooms
The location of this hotel makes it a very popular spot, with such a high frequency of guest visits, it is essential that their stay is highly comfortable, leaving them wanting to return. Like similar projects, we upgraded the bedroom lighting where there were several lamps. We replaced 2 Pin 18W compact fluorescent PLC lamps with the Osram 4.5W 2 Pin lamp and the Philips 5W Corepro PLC lamp. We chose two different LED PLC lamps due to our clients’ requirements for different colour temperatures and intensity of light. Also, we replaced 15W halogen GX43 lamps with the Integral 5W LED GX53. Finally, we replaced 20W ES Spiral lamps with the Philips 5W ES LED Corepro Bulb. In the bedrooms alone the difference in power usage was improved. Beforehand with one of each lamp in the bedrooms the total wattage was 71W, after our lighting upgrade this was reduced significantly to 21W. The spotlight on these areas shows how much energy can be saved across the hotel, especially when there are multiple bedrooms with the same lamps and fittings.
The Products
Throughout this hotel there was a consistency in the different lamps and fittings used. We replaced 28W 2D Fittings with the Ansell 14W LED Disco fittings, complete with sensor. In addition to this we replaced 18W 2 Pin PLC lamps with the Philips Corepro 6.5W LED PLC or the Osram Deluxe LED 4.5W PL lamp. We replaced halogen GX53 lamps with the Integral 5W LED GX53 and T5 fluorescent tubes with the Osram 18W T5 LED Tube. In back of house areas we replaced black 28W 2D fittings with the Ansell Delta Black 14W bulkhead alongside sensors and emergency where required. Finally we replaced 4ft and 5ft fluorescent tube batten fittings with the Ansell LED Tornado 4ft and 5ft battens.

The Bottom Line…
Small Changes, Big Impact
It is impossible not to notice that this LED lighting project was paid off in under a year, meaning that our clients at Holiday Inn Express Southwark could reap the benefits of their investment extremely rapidly. The inclusion of a contingency cost in this case study meant that it remained within the budget constraints dictated by our clients and ensured overall project success. An excellent result!
